Okanagan Valley Investment Opportunity
London Pacific has been selected to bring this beautiful boutique winery to the market, consisting of a 10-acre real estate parcel in the popular Summerland area of the famed southern portion of the Okanagan Valley area (west of the Okanagan Lake), British Columbia, Canada.
This exclusive opportunity is for an investor to acquire the real estate: a 10-acre land with 8 under grape. It is currently run as a winery with a lease in place which can be continued, or vacant possession can be given if required.
+ Beautiful 10 acres estate with 8 acres under grape
+ One of the best locations in the famous Okanagan
+ Close to Summerland Town Centre
+ Included ion the Bottle Neck Wine route
+ Huge potential for growth
+ Prime Location in Summerland, Okanagan
The real estate portion of this remarkable asset consists of 10.1 acres, approximately 8 of which are planted under grape currently, with a further +/- 2 acres as open land which could at some stage also be developed to further enhance the facilities of the estate.
Included in the estate is a two storey farmhouse which has been remodelled over the years with a beautiful front deck overlooking the stunning views of the Valley, as well as a newly constructed winery building and tasting room.
Much of the vineyard is on slight hillside or gently sloping lands west facing, and the hillside has good air drainage and good exposure to solar radiation. The lower flatter portion of the site is best suited for shorter season varieties or other possible recreational uses to help draw retail traffic to an operating Winery or Cidery.
This 10-acre land is in the shadow of Giant Head Mountain and volcanic soil runs through the Prairie Valley where it is located. The vineyard was planted in 2000 and currently contains Pinot Gris, Gewürztraminer, Pinot Noir and Léon Millot. The grapes are grown organically, making it one of the oldest organic vineyards in the Okanagan, although this certification was let lapse in 2009.
Established some years ago as a winery and re-branded in 2012, the estate grows 100% organic grapes with the existing winery currently producing in the region of 2,000 cases per year, although the estate has the capability of increasing this to a total production of some 5,000 cases, thus giving a potential new investor the opportunity to substantially increase revenue and subsequent return from the operation if operating as a winery.
